October Traffic Numbers By City On Zillow

Here are Zillow's local traffic numbers for the month of October. The numbers are down a little this month from our highs in July and August, but this is to be expected as we near the end of the year. 

You can also find more traffic information directly on Zillow.  If you go to any property on the site, click on Home Info in the left hand column, and scroll to the bottom of the page, you'll see that we publish a running traffic count for the home, zip, county, and state for the month. 

Also, if you've created a free account on Zillow, we now send periodic traffic updates via email for your specific listings.

They are actually "visitors".  So the person is counted each time they come to the site in the given month. 

Our data covers about 160 major metros.

You bet, hopefully agents will find this information useful when working with their clients. Often this local number can be more meaningful than national numbers (like real estate stats), and I believe we are the only national real estate website that makes our local numbers public. 

It is hard to determine exact traffic counts of all websites, but we look at a lot of different sources.  It seems we are the second most trafficked site, behind Realtor.com (but closing in!).

I know someone who went to a conference in Las Vegas last week and the Zillow owner admitted to their information not being accurate until they can get more data from the real estate industry as time goes on.

Jackie - Yes, Lloyd Frink spoke at that conference last week.  We've always said that the Zestimates (which I assume is what you are referring to) are just a starting point.  It is impossible to be 100% accurate without having ever been in the home.  Zillow has always been upfront about our accuracy, by publishing this chart on the site which shows our accuracy for every county in the country

It is true that the more data we have, the more accurate we can be.  Here is one example, and how it relates to agents:  Say public records tell us a home is 3BR/3BA, so we value the home based on this information.  Then an agent gets the listing, posts it to Zillow, and tells us that the home is actually a 4BR/4BA.  The agent's data will override the public data, and potentially change the Zestimate on the home, which gets updated 3 times a week based on any new information we may learn about the home.

Zillow rhymes with pillow. Other than that, I don't think it serves much of a purpose. Although in combination with other things, I guess it's OK.

Aaron - HaHa, actually this is a big part of how Zillow got its name.  A pillow is where you rest your head in your home at night.  Zillow is made up of zillions of data points.  Put the two together - Zillow!

Surprise. Zillow got featured again. Funny that my anti-virus program warned me that allowing the complete page to downlaod would likely put adware on my computer. Of course, I hit block. Not a very good way to make friends guys. Now we have to fight spyware and adware??? Pleeeeez.

Sharon - I have no idea what he is talking about?  I used Scribd to upload such a large spreadsheet.  Maybe that is doing something to John's computer?  But I've never had a problem with it, it doesn't make you download anything to see the information in the post.

Interesting trend for Las Vegas; year-over-year for October is not showing too much increased activity. What do the numbers in parentheses mean, i.e. Las Vegas (839)?

Now comes the challenge of how to use this info. Vegas showed some good gains in July and August in year-over-year, but the last two months have been much slower.

That's is very useful and very revealing.  I notice how the recent trend is few searches.  I would guess that something to do with the $8000 first time home buyer credit expiring soon as well as seasonality.  I do notice that searches are up year over year.  Clear sign we've been seeing a recovery in real estate.

Hey all - One reason we post these numbers every month is to simply try to be transparent about what is going on with the site.  Its like when someone says the housing market is up 8%, and you think, well in my market it's x%.  Zillow, and other large real estate sites, often report on our overall number.  Knowing how these sites perform locally can help you know how to best spend your resources and time.

Oh, and if you haven't already, make sure you set up your free profile on Zillow (using the same email address as whoever is syndicating your listings on your behalf).  Then you'll start receiving traffic emails on how your specific listings are performing.  This is something we just recently started doing.

Amy - The new system started yesterday, however leads cost $0, just to get everyone comfortable with it.  12/9 is the date the system turns over for Lenders.

Well, you need to contact the anti-virus companies since when clicking on your post (and no others) it still warns about adware/spyware and recommends blocking content. I am going to play it safe, sorry. Will let the rest risk it if they feel confident they are protected by the programs they use.

Caution is always a good idea when it comes to computer stuff. But I've used Scribd for ages and I've never had any problem. I use it to embed docs into my blog all the time and it works great and doesn't cause viruses. I'd guess that your virus settings in Windows are set very high which is why you're getting a warning even though there's not a real reason for concern. Anyway, if you ever want to see a doc that Sara (or I) have embedded using Scribd, feel free to email either of us and we'll just send it to you in excel or pdf. That also goes for anyone else of course.

Sorry, my settings are within the normal range and have never been set off except on your blog. So if you are unwilling to modify, then I will just stop viewing your posts. My anit-virus program has warned me to block your content so I am going to take their word over yours if you do not mind. Others can do as they please for better or worse. That is their choice.
